Job Summary:
Under the direct supervision of the Regional Mortgage Leader, the Sales Leader is responsible for directing and managing the sales activities of a group of Mortgage Consultants so that efficient customer service is provided and quality loans are generated. The Sales Manager is responsible for generating personal production volumes. This position generally manages three to five Mortgage Consultants.

Regular, predictable and dependable attendance is essential to satisfactory performance of this job.

Essential Responsibilities:

  • Provides input into the development of an individual business plan for the loan production office which supports the overall sales strategy of Prosperity Home Mortgage.
  • Reaches/exceeds minimum production goals for the loan production office.
  • Directs the work of Mortgage Consultants in the loan production office including the establishment and monitoring of goals, implementing policies and procedures, and managing price protection.
  • Recruits, selects, orients, and trains staff; makes recommendations in personnel-related matters such as employee performance reviews, employee development, training, terminations, bonuses, etc. Manages personnel to ensure an amicable, professional, and efficient working environment.
  • Promotes Prosperity Home Mortgage and its products. Obtains residential first mortgages for production while adhering to all company policies and government regulations. Keeps abreast of all changes (state, government, conventional, investor, corporate, and regional) affecting the mortgage loan business and loan transactions.
  • Services new and existing clients. Coordinates with processing and closing areas to facilitate a prompt and accurate loan closing; monitors loan status; ensures that complete loan documentation is provided for internal processing.
  • Sets realistic expectations of the loan process by explaining company policies, procedures and underwriting requirements; communicates loan status to external customers.
  • Sets and achieves personal production and service goals for their loan; contributes to company market share; solicits residential mortgages from various sources including realtors, builders, and other nontraditional sources.
  • Creates a balance between loan production and quality; meets company standards for accuracy and fall-out. Maintains accurate logs of all Branch production.
  • Complies with industry-related regulations, requirements and state/federal laws as applicable to the job duties of this position.

Additional Responsibilities:

  • Attends all mortgage product & sales training programs as needed.
  • Performs other duties as assigned.

Minimum Requirements:
These specifications are general guidelines based on the minimum requirements. To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Individual abilities may result in some deviation from these guidelines.

  • College degree in Accounting, Finance, or related field, or equivalent combination of training and Three to five years experience as a loan originator, processor, or underwriter, plus two or more years of supervisory experience.
  • Must possess Mortgage Loan Originator license obtained through Nationwide Mortgage Licensing System (NMLS) as required by any and all states where employee is conducting loan activity.
  • Must have knowledge of company products, policies, procedures, underwriting requirements and conventional and government loan requirements, which is normally acquired through related experience in real estate, mortgage or a similar industry; or have the ability to gain the required knowledge within a reasonable timeframe. Requires ability to thoroughly comprehend programs and policies and be able to communicate these policies effectively to customers.
  • Advanced knowledge of organizational procedures, operations and applicable compliance rules and Demonstrated ability to effectively train and develop employees.
  • Demonstrated selling and negotiation skills.
  • Must have excellent communication/customer service skills and have a high attention to detail.
  • Excellent problem solving and analytical skills.
  • Excellent reading and mathematical skills.
  • Requires ability to travel within the local area to make contact with bankers, realtors, builders and other sources; must be able to provide own transportation.
